Great Advice If You're Looking To Buy Real Estate | The Visit Series

This is the best time in history to follow the crowd and invest in real estate. Real estate can offer big profits under the right conditions, and the current lower interest rates help reduce the initial investment. This advice will put you on he right path to get a price you can afford and that can be profitable.

If you think that during the time you are skimming this article you may want to see an awesome example of a Realtor website that writes about local market conditions and gives away lots of info, please visit one of the following links: Anchorage Ky real estate listings or high end homes in Anchorage Ky. If you are not the kind of person to follow hyper text and prefer to copy some text and place it in your address bar to go to the top local real estate blog site available, then I should also provide you the correct information so that you can locate the hints about property ownership as well as buying and selling dwellings that you are searching for here http://livinginthehighlands.com/400k-500k/.

It is important to be familiar with the kinds of houses located in the area you are planning to move to. When buying a home, you are not really looking for the biggest, or the best. Rather, you are looking for the perfect fit for you. If you do, your own home?s value will be reduced because of the lower value of other homes in the area.

See if your real estate agent has a home-buying checklist. It is not uncommon for a Realtor to bring a checklist containing all facets of a home purchase, including shopping for neighborhoods to obtaining financing. This checkoff sheet will help you ascertain that nothing is overlooked.

You may not be required to get a home inspection, but you should schedule one anyway. If you get the home inspected, you?ll know exactly what needs to be fixed or replaced in the home before you purchase it. A lot of things can go wrong in a house. Someone that doesn?t have the experience to identify hidden flaws will benefit from a home inspector looking over the property before buying it.

Do your due diligence when buying any piece of real estate. When looking to purchase rental properties, there are very definite things to look for. The first one being sustainability. Is the rental property in good condition, and will it stay that way without a great amount of upkeep? The second key feature to consider when looking at an investment property is its location. As realtors say, location, location, location. It?s very important for good rental properties. You need to make sure that you property is near popular retailers, schools, and service providers that your potential tenants will want to visit. The third thing to consider is the median income of the property?s area. This will be different from the location; you should know that an area that has high rents is better than that with low ones. You will find location to be more of a concern in areas where rents are low.

If you are purchasing a home in foreclosure, assume that it probably will need many repairs. Most foreclosed properties are in need of repair, because they have not been maintained for a very long time. Many foreclosed homes may have pests, and might need a new HVAC system.

See if your real estate agent has a checklist. A lot of Realtors have ready made checklists of everything you need to do when buying a home. Your Realtor?s list will get everything done before you go to closing.

When shopping for a new house, it is advisable to take someone with you who is more experienced with purchasing real estate or new homes. It is always helpful to have another set of eyes while looking at properties, particularly if that person has experience buying a home. Tell them to ask their realtor some questions.

Prior to purchasing any home out there, you always need to check the property thoroughly. Don?t make the mistake of purchasing property on impulse because that can be a risk that results in the loss of a money and time investment. Check into factors that impact value like its age, crime in the neighborhood, and even the neighbors.

As a prospective home buyer, you should keep in mind that you aren?t buying a house for the decor. You should base your decision on the condition and structure of the house. If you get sidetracked by focusing on the decor, you might not see defects in the house?s foundation, frame, or roof that could be expensive to correct at a later date.

The first step to purchasing a piece of real estate is getting organized. Start by dedicating a notebook to real estate information you glean from friends, real estate agents, newspapers and the internet. That way, you know where the information is if you need to find it.

After selecting the property that you want to buy, you next need to employ the services of a professional real estate agent. The real estate agent you select also needs to be trustworthy. An experienced real estate agent who has a proven reputation will normally be a good choice. Keep in mind that you need to do research so you can find someone who will look out for your best interests.

The approaches outlined here should help smooth your home buying experience. Knowing what to expect is half the battle.

(AP) ? A pledge by the manufacturer of Apple's iPhones and iPads to limit work hours at its factories in China could force other global corporations to hike pay for Chinese workers who produce the world's consumer electronics, toys and other goods.

Foxconn Technology's promise comes as Beijing is pushing foreign companies to share more of their revenues with Chinese employees. It follows a report by a labor auditor hired by Apple Inc. that found Foxconn was regularly violating legal limits on overtime, with factory employees working more than 60 hours per week.

"I think whatever Foxconn did will have an impact, certainly, on all Chinese workers in all trades," said Willy Lin, managing director of Hong Kong-based Milo's Knitwear, which makes clothing in three factories in China for European clients.

Foxconn, owned by Taiwan's Hon Hai Precision Industry Co., promised to limit hours while keeping total pay the same, effectively paying more per hour. Foxconn is one of China's biggest employers, with 1.2 million workers who also assemble products for Microsoft Corp. and Hewlett-Packard Co.

Japan's Toshiba Group, which employs 32,000 workers in China to make goods such as refrigerators and TVs, said it too is taking measures to reduce overtime work and create safe working conditions at its factories.

China has long been a low-cost manufacturing center for goods sold under foreign brand names. But wages already were rising quickly as companies compete for workers and communist leaders try to push the country up the technology ladder to make more profitable products.

After a lull following the 2008 global crisis when Beijing froze the minimum wage to help exporters compete, Chinese workers have received big pay hikes over the past two years, though salaries still are low by Western standards.

Foxconn responded to a spate of suicides by employees at one of its mainland factory campuses in 2010 by more than doubling its basic monthly salary to 1,800 yuan ($290). The same year, Toyota Motor Corp. and other Japanese automakers granted pay hikes following a wave of strikes that had tacit government support.

Communist leaders have promised to double the country's minimum wage from 2010 levels by 2015.

The minimum wage in Shanghai, one of the world's most expensive cities, is about 1,200 yuan ($200) a month after an increase of more than 10 percent last year. The northern city of Tianjin raised its minimum wage to 1,070 yuan ($175).

Beijing has tightened enforcement of wage and hour rules "because there has been a general lack of compliance ? greater than in other countries," said K. Lesli Ligorner, head of the China employment group for law firm Simmons & Simmons.

"China is trying to make sure that at least at the lowest level of unskilled workers there are greater protections in place for them," she said.

Export-driven manufacturers along China's booming east coast also have to pay more to get and keep workers as rising living standards in the countryside mean fewer people migrate to cities for factory jobs.

U.S. and European clients might push Chinese suppliers to pay more so they look better in front of consumers, Ligorner said.

Higher wages at Foxconn "will have a ripple effect," she said.

Pay and working and environmental conditions are a sensitive issue for U.S. and European companies, some of which have been criticized by activist groups. Companies such as Nike Inc. and The Walt Disney Co. set specific standards in contracts with producers of toys, athletic shoes and other goods sold under their brands and send auditors to enforce them.

"We mind our corporate social responsibility and demand that our contract manufacturers strictly follow local as well as international rules on labor and environmental protection," said Henry Wang, public relations director for Taiwan's Acer Inc., the world's fourth-largest personal manufacturer.

Acer's laptop computers are produced by contractors in Kunshan, west of Shanghai, and in Chongqing in the southwest.

Wang said he didn't know whether the report on Foxconn by the Fair Labor Association, an American industry group, would lead to changes at Acer. He said suppliers already are required to "strictly follow" rules on wages and working conditions.

Higher wages will be easier for manufacturers to absorb if labor is a small portion of their total costs.

Research firm IHS iSuppli estimates that Apple pays $8 for the assembly of a 16-gigabyte iPhone 4S and $188 for its components. iSuppli's figures suggest that if Apple were to absorb a Foxconn wage increase to keep pay level and cut the work week from 60 hours to 49, it would pay less than $2 extra to have an iPhone made.

Other companies earn smaller profits and might find higher wages harder to pass on.

Higher costs in China already have prompted some companies in labor-intensive industries such as shoes and textiles to migrate to Vietnam and other lower-wage economies.

Lin, the garment manufacturer, said his company employs about 1,500 people in Guangdong province near Hong Kong. He said entry level pay has more than doubled over the past five years from 600 to 700 yuan ($95-$110) a month to about 1,500 yuan ($240).

"Anything lower than that, you wouldn't find the workers willing to do it," he said.

Spectacular brain images reveal simple wiring

Stunning new visuals of the brain reveal a deceptively simple pattern of organization in the wiring of this complex organ.

Instead of nerve fibers travelling willy-nilly through the brain like spaghetti, as some imaging has suggested, the new portraits reveal two-dimensional sheets of parallel fibers crisscrossing other sheets at right angles in a gridlike structure that folds and contorts with the convolutions of the brain.

This same pattern appeared in the brains of humans, rhesus monkeys, owl monkeys, marmosets and galagos, researchers report Thursday in the journal Science.

"The upshot is the fibers of the brain form a 3-D grid and are organized in this exceptionally simple way," study leader Van Wedeen, a neuroscientist at Harvard Medical School and Massachusetts General Hospital, told LiveScience. "This motif of crossing in three axes is the basic motif of brain tissue." [Inside the Brain: A Journey Through Time]

The organized brain
The surface of the brain contains about 40 billion nerve cells, each making about 1,000 connections in a pattern that brain researchers have yet to decipher, said Marsel Mesulam, the director of the Cognitive Neurology and Alzheimer's Disease Center at Northwestern University. Mesulam, who was not involved in the study, called Wedeen's work "very exciting."

"There can be no more fundamental question in philosophy, in psychology," Mesulam told LiveScience. "The human brain is the single most complex device in the known universe, and it works by nerve cells talking to each other. If we can't figure out how they decide who to talk to and what they tell each other, we just don't understand how the brain functions."

Using a technique he developed called diffusion spectrum magnetic resonance imaging (MRI), Wedeen traced the movement of water molecules along the intersections of brain fibers (the cellular projections that form the brain's communication network), tracking the orientation of each fiber at each crossing.

"What emerged was astonishing," Wedeen said. "What emerged was that the set of fibers that crossed a given fiber, invariably ? and that's a really strong invariably ? look like mutually parallel fibers all coming in like the teeth of a comb and crossing it in one direction." [See video of the brain structure]

Animal studies had suggested this pattern might exist, and researchers already knew that the nerve cells in the spinal cord and brain stem were organized in very structured parallels and perpendiculars even in humans (consider the long nerve fibers that run down the backbone and then branch out perpendicularly from the vertebrae). But it's difficult to get high-resolution scans of fiber connectivity in the human cortex, given that humans tend to become uncomfortable if left in an MRI scanner for more than 45 minutes or so, Wedeen said. For that reason, images of human brain connections have tended to look like tangled spaghetti, he said.

Wedeen and his colleagues scanned four types of primate brains from deceased animals, enabling them to image the brains for up to 48 hours, as well as brains from living human subjects using a new scanner that can achieve 10 times the resolution of conventional MRI machines. Using special software, the researchers then reconstructed three-dimensional images of the brain-fiber pathways.

"Looking across multiple species, it emerged that the pattern was substantially similar," Wedeen said. "When you went from primates with small brains to primates with big brains ? the rules were the same, but they were being applied more diversely and with more layers in the larger, more complex brains."

Adaptable brain
The finding of clear up-down, front-back and side-to-side organization in the brain makes sense, Wedeen said, given that the brain has had to rewire both evolutionarily (to form the specialized brains humans boast today) and during its lifetime (as it grows and learns, for example). If the organization of communication were chaotic, that wouldn't work.

"It's like rewiring your basement at random," Wedeen said. "First thing that happens, house burns down, you die."

In other words, adapting a complexly wired brain that will still allow the next generation to survive would be next to impossible.

"If you try to picture what would happen if you tried to turn one spaghetti brain into a different spaghetti brain, you realize you would need an impossibly knowledgably intelligent designer standing above the brain and rewiring it," Wedeen said.

With an organized grid structure, however, evolution can easily build on what came before ? adding in a more complex forebrain in humans versus our monkey relatives, for example.

More work should be done to link the imaging methods of Wedeen with traditional neuroanatomy methods to confirm the findings, Mesulam said. Wedeen plans to expand the map of the human brain into more detail. It's also important to understand the relationship between a brain's structure and its function, he said. Understanding the structure of a typical brain would ultimately help scientists comprehend what happens when brain development goes wrong, as in Alzheimer's or mental illness.

"Say somebody comes to you with their 2-year-old and they say, 'My 2-year-old is just not looking me in the eyes.' Is this the first sign of Asperger's or just an individual difference?" Wedeen said. "You'd know how to begin. You'd know what you were doing."

File Manager

Rhythm Software's File Manager is a solid app for managing data on an Android device. There's a lot to like about it, including a sleek, user-friendly interface, easy-to-execute commands like copy, paste, and delete, as well as decent network browsing.

Comparisons to X-plore, another great app for Android file management, are inevitable, as both are good apps. I do however, like the hierarchal, double-pane view of X-plore better as well as a few other features. But Rhythm Software's File Manager is definitely worth a look.

Installation
File Manager is a simply-named app for managing files on Android devices. This free 1.5MB-sized app installs on Android OS versions 1.6 and up. There is also a free HD version for tablets. As with other apps in the category, installation was quick and easy.

Interface
This app?has a very user-friendly interface that emulates Windows Explorer in Windows 7. Image and video files have thumbnails and other files have icons. File extensions show the file type. Directories are viewable in list or grid mode. Sorting is available by name, date, size, or type. I sorted by date and was surprised to see two folders stamped December 31, 1979! All other dates seemed in order, though.

When you hold down a particular file or folder icon for a few seconds a menu pops up. The menu lists all the available actions such as viewing details or performing a copy, delete, move, rename, bookmark, share, or compression?which zips the file.

Everything worked well, although I had an issue with the 'Move' feature. When you tap on Move, nothing happens on screen. I didn't see a move take place nor did I see a way to move the file. In X-plore, as soon as you tap 'Move,' the app moves the file to the SD card by default and displays a progress status. You know the file is moving.

File Manager also lacks built-in file viewers. X-plore has its own built in preview capabilities for opening multimedia files, useful if you happen to not have an app installed that can view a media file, or have problems with the app you usually use.
File Manager's search feature is more robust than X-plore's, however. You can perform a search to pull up all images, audio or video files, whereas X-plore lets you search for all .JPGs, or .MP3 or .TXT files.

Storage Analysis and Settings
Storage Analysis is a nice feature. It tells you which directory is taking the most storage and lists down to the one taking the least.? It also displays the total amount and available amount of storage on the device and SD card.?

In 'Settings' you have some customization options such as show or hide hidden files and thumbnails. This is also the place to change the look of the app by selecting a dark or light theme.? You can also configure the app to automatically mount folders. Root Explorer is a feature for advanced users; it's enabled to modify files under /root and requires a rooted phone. File Manager also has a refresh button for refreshing the interface ? something lacking in Xplore.

I was able to successfully connect and browse shares on a Windows Server 8 computer.? The app picked up other connected machines with a scan as well.

File Manager vs Xplore
Both File Manager and Xplore do a good job with Android file management. The one you prefer may come down to personal preference. I particularly like the hierarchal, double pane display in X-plore. It's very detailed and makes it easy to see directory structure. Xplore also features built-in Picasa support and can be used to view database files. It's rated at 3.5 stars, just a bit under 4 star-earner X-plore, which is more feature heavy. Still, File Manager is a very good choice for file management and some tasks like search and refresh, are better than in Xplore.

Total dismisses blast risk as gas leaks near flare

PARIS/LONDON (Reuters) - Explosive natural gas is pouring from a leak at Total's Elgin North Sea platform less than 100 metres from a flare which workers left burning as they fled the rig, the French energy company said on Wednesday.

Total dismissed the risk of blast at the platform, which was evacuated on Sunday, but one energy industry consultant said Elgin could become "an explosion waiting to happen" if the oil major failed to stop the leak off the Scottish coast soon.

Total's share price has dropped about 7 percent over the past two days, although some analysts said the leak did not appear to be as serious as the oil leak that caused BP's Deepwater Horizon disaster in 2010, the world's worst marine oil spill.

A spokesman for Total UK said the flare was on a separate platform from the leak, albeit only a short distance away.

"The flare is still burning but is not posing a risk. The leak is on the wellhead platform and the flare is on the Processing, Utilities and Quarters platform. There is a gap of 90 metres (300 feet) between the two," he said in the Scottish city of Aberdeen.

Total revealed on Wednesday that workers were forced to evacuate the Elgin platform so quickly that there had been no time to put out the flare, which normally burns to regulate gas pressure at safe levels.

David Hainsworth, a health, safety and environment manager at Total, told the BBC that the priority had been the safety of the 238 staff of the platform, which lies 240 km (150 miles) east of Aberdeen off Scotland's east coast.

Memories are still raw in the North Sea industry of the Piper Alpha platform fire 24 years ago, when 167 people were killed in the world's deadliest offshore oil disaster.

Hainsworth said the flare was still alight, adding that "we don't believe it has been reduced in size". He could not say how long it would take to extinguish the flame, and whether that would be "an hour, or 24 hours or two days" - or even longer.

The British government said the flame still alight as part of the safety system triggered during the evacuation to burn off excess gas but acknowledged the serious risk.

"At the moment wind is taking the gas cloud away from the flame and weather conditions are forecast to remain stable for the next few days," said a spokesman for the Department of Energy and Climate Change. "We hope that the pressure will be such that the flame will naturally go out by itself, but Total are not taking that for granted."

UNWELCOME NEWS

Industry consultant John Shanks said the stakes were high for the offshore industry. "The news this morning that the flare is still burning on the platform is thus unwelcome," said Shanks, who works at RiserTec, a specialist engineering consultancy based in Aberdeen.

"Under normal conditions, the deeper the leak, the more difficult remedial work will be. However, if gas continues to leak at a steady or increased rate over a sustained period of time, the platform could become an explosion waiting to happen."

A spokesman for Total in Paris said a solution to plugging the leak was still being evaluated and it was a "a question of days". "We have not precisely identified the cause of the incident," he said.

Total warned on Tuesday that it could take six months to halt the flow of gas in an accident that has thrown a spotlight on the safety record of energy production in the British sector of the North Sea, compared with that of neighbouring Norway.

The UK sector recorded 155 cases of hydrocarbon releases in 2010-2011, compared with only eight leaks in 2010 alone in the Norwegian sector.

"Obviously the UK has more rigs in our sector of the North Sea compared with Norway, but like for like we're still seeing many more incidents," said one energy union official who asked not to be identified. "This is the type of thing we're seeing more and more, and as a union we're getting sick of it."

Credit ratings agency Fitch said current reports of the three-day leak suggest the unfolding incident was not as serious as the explosion at the Deepwater Horizon platform which resulted in oil pouring into the Gulf of Mexico.

"The Elgin leak is a surface gas leak rather than an underwater oil leak, making its potential for environmental damage far lower than in the Deepwater Horizon case," Fitch said in a statement.

Fitch said accidents like this are unpredictable and difficult to resolve but added it considered the potential was low for this leak to escalate to a crisis on the scale of Deepwater Horizon.

The explosion at the Deepwater Horizon rig killed 11 workers and ruptured BP's Macondo well, unleashing millions of barrels of oil into the Gulf of Mexico. BP struck a deal estimated at $7.8 billion with businesses and individuals suing over the spill.

Analysts' estimates for the costs to Total of the Elgin leak ranged from $150 million to $2.7 billion, depending on how long the company takes to bring it under control.

In the worst-case scenario of an explosion on the platform, however, costs could soar to at least $10 billion, not including possible environmental fines, they said. [ID:nL6E8ES752]

FRONTIERS OF TECHNOLOGY

The Elgin well, which pumps about three percent of Britain's gas output from six km (nearly four miles) below the seabed, pushes the frontiers of technology.

With British energy exploration moving from the North Sea into the Atlantic, environmental group Greenpeace said the Elgin incident highlighted the dangers of operating in ever more hostile environments further afield.

"A spill in the Arctic would be much harder to contain and close to impossible to clean up. Yet that is where the oil and gas companies now want to go in their search for more lethal riches," John Sauven, Greenpeace executive director, said in a statement.

Greenpeace Germany sent a helicopter to the accident zone to take photos and videos on Wednesday, and try to measure the amount of gas in the atmosphere, although it did not enter the 5 km security area, a Greenpeace spokesman in Paris said.

SHORT SELLERS ATTACK

Simon Boxall, a marine expert and oceanographer at the National Oceanography Centre, Southampton, said that what seemed like a very serious incident 24 hours ago now appeared to be settling down, but risks remained.

"There is still a risk and they do need to stop the leak, because a chronic leak would build up hydrogen sulphide in the water. It's a problem that needs solving and it's not doing the environment any good, but it's not a major incident at this stage," he said.

Boxall said Total was using robotic submarines to investigate the problem. Total said a preliminary assessment suggested there has been no significant impact on the environment.

The loss of oil and gas output from Elgin - as well as the prospect of a big repair bill - helped drive Total's share price down six percent on the Paris bourse on Tuesday and 0.7 percent by 1400 GMT on Wednesday.

Elgin is one of the deepest, most highly pressurised, offshore natural gas fields in the world.

Amnesty: Mideast executions boost 2011 global toll

NEW YORK (AP) ? A surge of executions last year in Iran, Iraq, Saudi Arabia and Yemen pushed the worldwide total higher than the year before, the global anti-death penalty group Amnesty International announced Monday.

The United States remains near the top of the global list of nations carrying out executions, ranked fifth.

Although the global rate of executions has declined by about a third in the past decade, to 676 documented worldwide in 2011, some 18,750 people remained on death row at the end of the year in 20 nations, Amnesty International said in its annual review of worldwide trends.

"We do not believe that governments should be in the business of executing citizens. That's an inappropriate role for the government to play, regardless of the circumstances," Suzanne Nossel, the executive director of Amnesty International USA, told The Associated Press.

Various countries subject a wide array of crimes to capital punishment, including adultery, sodomy and religious offenses such as apostasy or "treason against God" in Iran, blasphemy in Pakistan, "sorcery" in Saudi Arabia, trafficking in human bones in the Republic of Congo, and economic crimes in China including selling fake drugs or tainted foods or soliciting deceptive organ transplantation.

China executes thousands of people annually, many more than the rest of the world put together. Figures are a state secret, Amnesty International said, and it has stopped compiling them from public sources because those numbers lead to underreporting and a gross underestimate of the true total.

Amnesty International challenged Beijing to publish figures on sentencing and executions "to confirm their claims that various changes in law and practice have led to a significant reduction in the use of the death penalty over the last four years," the group said.

The wave of executions in the Middle East -- a 50 percent regional increase -- pushed the global total higher for 2011, with 149 executions worldwide more than in 2010.

Iran executed at least 360 people, many of them under harsh new anti-drug laws introduced last year. Iranian executions are usually conducted by hanging, sometimes in public from a construction crane, which Amnesty said led the Japanese construction equipment company Tadano to cut off exports of cranes to Iran last July.

Iraq executed 68 people, Amnesty found. "In Iraq, that country has transitioned and the U.S. has pulled out. Most of those executed have been Sunni Muslims and suspected members of armed groups," Nossel told the AP.

Saddam Hussein's former foreign minister and deputy prime minister, Tariq Aziz, is on death row in Iraq scheduled for execution this year.

Saudi Arabia executed at least 82; and Yemen executed at least 41.

Iran, Iraq, Saudi Arabia and Yemen accounted for 99 percent of the executions in the Middle East and North Africa, Amnesty said.

Although all the Mideast and North African nations had very different governments and political dynamics, the 50-percent increase in executions came against the backdrop of the Arab Spring protests and upheaval.

Chaos in Libya meant that Amnesty was unable to account for any legal executions, though torture, detention and summary killings by pro-government loyalists and by opposition militias who ousted Moammar Gadhafi's regime are widely reported. Gadhafi himself appears to have been videotaped being shot to death by members of a crowd that apprehended him.

Bahrain, also convulsed by political protests, did not execute anyone in 2011, Amnesty noted.

Amnesty recorded no executions by stoning anywhere in the world in 2011.

The rights group criticized Iran, North Korea, Saudi Arabia and Somalia for staging public executions.

The United States was the only G-8 nation to employ the death penalty last year. Japan, which also retains capital punishment, recorded no executions for the first time in 19 years, Amnesty reported.

Iran, Saudi Arabia and Iraq ranked second through fourth on Amnesty's list of total executions.

The United States was ranked fifth, with 43 executions in 2011. Although the United States is the only nation in the Americas to execute prisoners, it is on the decline. Amnesty said. Executions were down from 46 a year earlier and 71 back in 2002.

Yemen ranked sixth on Amnesty's list with at least 41 executions, North Korea next with at least 30, and Somalia was eighth with 10 executions, Amnesty reported.

The only European or former Soviet nation to carry out executions in 2011 was Belarus, putting two men to death, Amnesty said.

India conducted no executions for the seventh year in a row and Pakistan none for a third year, Amnesty said.

Sri Lanka also had no executions in 2011, but 362 people were on death row. Sri Lanka has sought to hire a hangman and received several applications for the job, Amnesty quoted Sri Lanka's Treasury department as reporting.

Amnesty saw significant progress in sub-Saharan Africa, where only 14 of 49 nations retain the death penalty.

Benin moved to ratify a U.N. treaty abolishing capital punishment last year. Sierra Leone declared a moratorium on executions, Nigeria confirmed it had one, and Ghana's constitutional commission recommended abolition.

Amnesty counted a total of 22 African executions in the nations of Somalia, Sudan and South Sudan.

The Real Housewives of Atlanta Recap: Fresh Princes

The Real Housewives of Atlanta gave us a homecoming, a coronation, and an almost engagement but it still wasn't enough to put South Africa behind them.

Don't miss the details as we dish it all in THG's +/- recap!

Daddy's home! Or at least that's what Kim and the girls call out as Kroy finally comes back from training camp and Plus 15 because damn, it is sweet.

They really have missed him.

The Real Housewives of Atlanta Cast

Of course don't we all feel sorry for Kim. She had to survive a month on her own. Well, her and her nanny, her cleaning staff, her stylist, the interior designer, her assistant, and, the newest of all, her personal chef. Minus 8.

No wonder she has the time to whine.

Wait, did I say assistant? Not any more. Sweetie is gone! Plus 10 because I never thought Kim would actually step up and fire her. Sweetie's a fool.

Where else will she find a job where she spends half of her time lounging by the pool? But she got lazy and once she started cursing at the kids it was time to go.

We barely saw Kandi or NeNe this hour. They spent a little time with their kids but it's barely worth mentioning. And we saw nothing of Marlo so Plus 12 for that alone.

Sheree and soon to be son-in-law Damon head out to shop for rings. Or maybe not. Well, they do shop for rings but Damon won't give his price range.

I'm sure it's embarrassing when he's going to school, working part time and Sheree's showing him $40,000 rings but he's got to man up sometime and say what he can afford. Minus 8.

I think Sheree scared the hell out of him. First he says he'll need to get hammered to get through the engagement and then he decides there isn't going to be one.

At least not yet. He's not ready. Sheree agrees he shouldn't pop the question until he's sure. They're both right about that so Plus 10.

The bigger question is how will Tierra react? They've been dating for eight years and the girl's expecting a ring any day. Damon might find himself with no one to propose to once this blows over.

Speaking of weddings, Phaedra throws a blessing ceremony for baby Ayden that looks more like a wedding. She calls it a coronation. She's not kidding.

In true Phaedra fashion it's a huge affair.  Wouldn't God look down on a mediocre blessing ceremony? Minus 11. The procession with the flower girls, bell ringers, children wranglers, and attendants to carry Ayden on their shoulders makes over the top an understatement.

But Plus 7 to Apollo for remembering to strap Ayden into that contraption. Good Dad.

On to the reception where there are life-size portraits of Ayden on a throne and Phaedra in a strapless red leopard print dress. She obviously wasn't going for subtle.

The odd part is that most of the ladies don't attend Only Peter, Cynthia, Kim, Kroy, and KJ. Awkward! With South Africa still looming between Cynthia and Kim, Cynthia can't seem to stop talking. Minus 10. She knows why Kim is uncomfortable to be at the same table. Why can't she leave it alone.

Even Kroy's quiet. What should he say to the man who made a scene at his kid's baby shower? Ugh. Neither couple can get out of there fast enough.

But out in the parking lot Kim's decides she's had enough and as much as Cynthia tries to wiggle out of the conversation Kim won't let her do it. Plus 8. It's about time they hashed this out and at least it's not in the middle of the party.

Cynthia doesn't even remember what the heck she said but we've seen that scene so many times we'll never forget it. Minus 8 because I can't wait to bury this storyline.

Cynthia tries to turn the tables by accusing Kim of talking about her but since she doesn't relay any specifics it doesn't hold much weight. Eventually she apologizes and the two go their separate ways. Plus 5. I'm just glad it's over.

So will this finally be the end of the South African disaster? Every time I think it's gone it rears its ugly head once again. We'll have to check in next week and hope it's buried for good.

Free Condoms & Lollipops | In healthcare case, Supreme Court ...

Like most Americans, Lauren Woodard has mixed feelings about President Obama?s healthcare law. She?s glad the law guarantees that she?ll always be able to get insurance. But she doesn?t like the requirement that most Americans buy coverage.

?I don?t want the government telling me that I have to buy something,? the 23-year-old mother from western Massachusetts said. Two-thirds of Americans share that view. So did Obama when he was a candidate.

But most Americans also like the idea that they?ll be able to get medical insurance, even if they sustain a devastating accident or a serious illness.

The problem, many experts say, is those provisions are inseparable.

Guaranteeing affordable health insurance to everyone is nearly impossible without a way to induce younger, healthier people to get covered and offset the cost of insuring older, sicker ones.

That means that if the Supreme Court strikes down the much-maligned insurance mandate as unconstitutional, it might also toss out the promise that all Americans can get health coverage, even if they have preexisting medical conditions.

?Without some kind of a penalty, markets unravel,? warned Len Nichols, a health economist at George Mason University who worked on the law. ?If insurers have to take all comers, and all comers are sick and old, insurance premiums skyrocket. ? That leads to disaster.?

Woodard, who works with developmentally disabled adults and gets health coverage through her employer, said she never thought about the connection between the insurance mandate and other protections in the law. ?I suppose if I was sick, that might be different,? she said.

Many initiatives in the sweeping legislation aren?t connected to the mandate, including billions of dollars for community health centers, new programs to track how well doctors and

hospitals are caring for patients and new initiatives to train more medical providers.

The Obama administration and other supporters of the health law argue that scrapping the whole overhaul would be unnecessary, even if the mandate is rejected. Only one federal judge ? out of more than two dozen who have reviewed the law over the last two years ? has backed such a drastic move.

But even the administration, which has vehemently defended the law in court over the last two years, contends that if the justices invalidate the mandate to obtain insurance they should also ditch the guarantee of health coverage.

The experiences of several states over the last two decades suggest what can happen if health insurance is given to all comers without some incentive to get everyone to sign up.

?It?s what we call a death spiral,? said Mark Wagar, chief executive of New York-based Empire Blue Cross Blue Shield, that state?s largest carrier.

New York enacted a ?guaranteed issue? law in 1992, prohibiting insurance companies from denying coverage to any customer. Since then, the state has struggled with skyrocketing premiums as sicker customers signed up for coverage, driving up costs and driving away younger, healthier people.

Average premiums for a health plan on the individual market have nearly tripled over the last decade, according to the state insurance department. In some New York counties, it is impossible to buy an individual plan for less than $12,000 a year.

Other states, including Kentucky and Washington, were forced to roll back consumer protections in the 1990s after insurance companies stopped selling policies in those states.

Such problems explain why former Massachusetts Gov. Mitt Romney, a Republican, championed a mandate as part of landmark legislation in 2006 that made his state the first in the nation with near-universal healthcare.

It is also why other conservatives, including the Heritage Foundation, backed a mandate until many turned against it after Democrats put an insurance requirement in their healthcare legislation.

PST: Canada stuns US in Olympics qualifying

Building an Olympic team is tricky business. Because you?re constructing a team more or less from scratch, and focusing all efforts into a very limited number of meaningful games.

By the time any major flaws have been identified, it might be too late. Because flaws proving more significant than originally believed can turn fatal, and right quick.

There?s no sugar-coating it: the United States is in a dark corner after Saturday?s surprising 2-0 loss to Canada. Caleb Porter?s team must win Monday against El Salvador to ensure passage into the critical semifinals in Kansas City.

A draw against El Salvador, a tiny nation now inspired by the massive Olympic opportunity in front of them, probably won?t be enough for the U.S. under-23s.

So, about those ?flaws:?

Dynamic formations and shrewd, fluid arrangements of so much attacking talent doesn?t mean a thing, as we can see, if the old-fashioned elements of leadership and want-to come up missing. Or, perhaps, were never there in the first place. Without the benefit of meaningful matches to test these elements over the last few months well, you never really know until you know. You know?

Saturday, ?urgency? went on holiday on the U.S. side. The Canadians ran and ran and poured everything they had into the night. Too many American players might be asking if they did the same Saturday.

Going into the match, you could say there was definitely still a little bolt-tightening to be done in the U.S. defense. Seeing things unravel so spectacularly against Canada, it looks now like more than that. The problems start with center back Ike Opara, who just never looks completely comfortable or very smooth back there. His timing and positioning aren?t as astute as central partner Perry Kitchen, but that?s not the least of it. Some nervous indecision near goal nearly turned disastrous as Opara almost sneaked one past Bill Hamid at the near post in the first half. ?He got all turned around on a Canadian break midway through the second half, and then completely lost his mark on Canada?s second goal.

Opara can definitely can be a bother on offensive set-plays. But that?s not enough, and that spot looks like a real doozey of a U.S. problem.

The first Canadian strike was clearly on goalkeeper Bill Hamid, whose inexperience became a crusher. He was way too timid in claiming what should have been a routine ball into his six-yard box. By failing to grab the floating corner kick at its highest possible point (Goalkeeping 101) and not attacking the moment with authority, he turned a fairly benign cross into a fiasco.

Freddy Adu isn?t playing badly, really, but he?s sure not anything to shout about, either. Bottom line: he?s not doing enough. The U.S. captain (and most experienced international man) must press the game more and ask further questions of defenders in front of him. He?s quite competent in helping the Americans keep possession in the middle third. But he?s not stretching defenders the way Brek Shea did on the left (for a half Saturday, anyway). And when Adu came into the middle after the break, he was even less effective, never establishing himself as the playmaker Porter apparently asked him to be in a halftime tactical adjustment.

Speaking of that tactical adjustment: it didn?t work. Not at all. Joe Corona, Thursday?s three-goal scorer, wasn?t finding the spaces that he did against Cuba?s awful defense. And, as noted, Adu wasn?t having his best night on the right wing. So Porter removed Corona, switched Shea to the right, redeployed Adu to attacking midfielder and added Joe Gyau to the left. Result: things got worse. Only in the last, desperate 10 minutes did the Americans begin seriously threatening Canadian goal. Down by two at that point, it was too late.
